People have tried to develop along the lake on the Northshore but people in Mandeville block it at every turn.

Well it seems to be a decent sized lake, perhaps try to develop somewhere else where the residents do not opose it for good reason.

Slidell is finally getting some development near the lake. There are several nice communities in Oak Harbor and Lakeshore. The original plan for commercial development was to open a "boardwalk" area with waterfront restaurants/bars, high end shops and an outdoor amphitheater on the property adjacent to the Lakeshore Marina. Katrina, the recession and the oil spill nearly killed the project. The Blind Tiger opened near the marina last year, and they have recently broken ground for the new Middendorf's restaurant on the Oak Harbor/Lakeshore/Eden Isles exit. They plan to open another restaurant on the same property as Middendorf's. nola.com article There is plenty of land available for development. They are 10+ years behind schedule but making some recent progress.

I appreciate those improvements in Slidell, and understand why it is so slow.

I'm in Venetian Isles. We had a restaurant/bar/store that is now closed. Idealistic place on a pass between three lakes and there is nothing out here but houses since the bar closed.

Insurance premiums/availability along the lakeshore in a tidal/hurricane zone kills business and development.

These idiots would rather look at an old overgrown concrete plant than nice new houses.

If I owned the place id be filling it with freaking garbage right now, just to piss off everyone over there.

The "idiots" are trying to protect the value of their real estate by preventing 100's of new homes being constructed flooding the market with housing.

That and the those little old Mandeville streets are already jammed with traffic. It would be a nightmare trafficwise. You ever been on Monroe, it'd be like I-10 in Baton Rouge in miniature.

So the ones that have already built their homes are trying to dictate how/what others should do with their property? Makes sense.

Hey guys, I built my home over here. I know you own that land, but you cant do anything with it because it would inconvenience me and I dont like it. That makes perfect sense.

Well then I guess the city should invest in some infrastructure. Its going to happen eventually, might as well prepare for it.

The issue with the project is that he also wanted to build apartments and a small hotel in the same area. I think he would would have gone in with a proposal that did not include the apartments or hotel he may have had more success. I wonder if they may come back with another proposal which is just the neighborhood and some restaurants. There is a lot of money tied into that investment.

The lake has a stigma of being dirty. It's cleaner now than it probably has been since the discovery of it.

You also have the seawall. I think that prevents people from wanting to go into the water, and if people can't go into the water, I'm not sure the want to be near it.

They are building a development by the old Bally's so that is something.

The lack of development on the northshore is more puzzling to me.

No one wanted that development to happen besides the small group of Uptown soccer parents. That development would've have taken away one of the most beloved free hangout spots in town from the people of New Orleans and given it to private owners for basically nothing. It wasn't stopped by SJW tree huggers, it was stopped by everyone in town. This was an issue agreed upon by conservatives and liberals alike.

You should check out Port Manchac news stories. It would be a great waterfront resort and neighborhood. But people are all NIMBY (not in my back yard) about it. Even with public support from citizens and some gov officials, the project looks to be on life support. Too bad, because it would be awesome.

Cliff notes:
Tangi has a shitty port that costs taxpayers money and won't/can't thrive.
A BR developer wants to buy the privately owned track of land around the port to develop into residences with canal accesses to the lake.
The developer wants to take the port and turn it into a resort. Restaurants, hotels, shopping, multifamily rentals short and long term.
Some local people freak out about the environment, losing the small town feel of Manchac, and the "100s yrs of way of life". Port commission would lose their power. They join up and are trying to shut it down. Majority of people polled by pollsters support the development, but it probably won't happen.

The people who live in Lake Oaks, Lake Vista, Lake Terrace and along Lakeshore Drive don't have a problem with the way things are and they have their own police force ( Orleans Levee Board Police) to ensure that the peace continues.

The only area that has what you are thinking of is at West End with a few High Rise Condos, Yacht Club and a few restaurants

Slow down? The speed limit is already 30 on Monroe and strictly enforced.

If they developed that area they would have to widen Monroe St and probably have to take out some houses along the way.

I would love to see something done with that property but they have to be smart about it.
