There are a few other non-related developments in different phases going on in the area. The gentrification is underway and there's less resistance there than north of campus.

I apologize. I haven't even been talking about the OP this whole time. It's confusing.

This I-110 southbound exit to Terrace is a separate project from the OP. The OP's project has a component on Terrace, but it's a different location.

Oklahoma street connects to river road. it is one block and will help with flow off interstate to river road. Terrace was a dumb place to drop it at.

Two different projects here. One is an I-110 ramp to terrace to remove the need for I-110 to Washington.

The other is extending the I-10 ramp toward Nicholson one block to Oklahoma to allow access to River road. Terrace stops at Nicholson.
