What the metro area needs is more white collar jobs. For every DXC or GE success, there seems to be a Shell or Smoothie King fail. Net zero on white collar.

Because the specific politicians and Old Money Mafia who currently run New Orleans would be cut off from any power by middle class voters looking out for their interests.
Much better for them to cater to government dependents and the self indulgent, guilt-addicted wealthy.

It has been a city in relative decline for over 150 years, but the last 30 have been a quick spiral.
Had a chance to turn it all around after Katrina, with massive amounts of federal infrastructure investment and a new chance to attract corporations. Pissed it all away.

It isn't changing and shows no remote hope of changing in any foreseeable future.

Starting to look West, myself.
Feel like all I'm doing by staying here is throwing my child into quicksand.

While there have been an influx of more middle class moving into cities, cities in general are mostly populated with two classes, upper and lower class. It's not just New Orleans..

Portland might have a lot of middle class, but I would rather live in Beirut that Portland.

Why? Because of politics? I’m as conservative as they come but Portland is beautiful, scenic, tons to do, close to the mountains and ocean, great beaches, great schools, educated populace, almost no culcha, and would be a great place to live

The demand is obviously there because prices increase is directly correlated to the demand. I don't see why having young white people moving into the city is a problem. The middle class exists, but it is small or most live in Mandeville which is too far away to be considered New Orleans.

The biggest point people are failing to mention is the geography of New Orleans. It is not a city where suburbs can just be added on alongside the city. They are across lakes and swamps.

The East is too far gone to be fixed, but that damage was done long ago.

You can't compare a city like New Orleans to a city like Houston. It is not geographically the same and never will be.

Drive a few miles outside of Portland and it's as conservative as Livingston Parish.

It's not like they haven't tried, but the problem that NOLA and the State have is greed.....the unrestrained type. In Texas they wait until the "bank" is up and running and has depositors before they try to rob it. In Louisiana they try to rob it before it even opens up

Yeah I’m not sure what to make of that comment. Clearly there are transactions supporting these prices.

It’s why I moved from the city when I was done renting.

Which I guess is the answer, middle class families live in suburbs. I can’t imagin that is too abnormal.

Not going to read all six pages of this thread but the prevalence of Airbnb/short-term rentals in places like uptown has reduced housing supply, which has resulted in inflated prices. Condo supply is increasing but housing supply is basically fixed as the city is nearly 100% developed and surrounded by water so its not like developers can just build a new subdivision. There are laws protecting historic structures so demolition isn't an option either. If no laws change, I think the current pricing is here to stay as long as tourism remains strong.

This sucks but it is the truth. There is a middle-class but most have been pushed out to Lakeview, Gentilly, Mid-City, Jefferson Parish, etc.

Most wealthy people in NOLA have inherited their money and are mostly idiots, electing people such as Mitch Landrieu. New Orleans doesn't want to attract middle class because they want the white guilt rich voters and the idiot system voters to keep electing absolute morons such as Mitch Landrieu. New Orleans will never change, will never get better. If you want to live there, you better expect that or you will be disappointed.
