I don't spend this a month on maintenance of my house even when I include the cost of the lawn guy.

I didn't know there was such a large gap in Property Taxes. Great insight

Don't be fooled by these guys that are complaining about property taxes without comparing that to LA's income taxes. Depending on the size of the property you buy, you come out way ahead in Texas. Factor in the cost of LA private schools vs taxes payed for the ISDs in TX, and it's a no-brainer.

A lot depends on where you work. I would hate to drive on 35E; hearing about a wreck in Lewisville or on the bridge near Lake Dallas is like saying I-10 traffic is bad near the new bridge in BR! For those who move to Aubrey and Pilot Point area on 380. You couldn't pay me to drive on 380.

tough market right now, and projected to stay that way for a while, I'd like to dump my house right now if I could find some nice acreage not too far out to build on

I've looked into relocating to TX. The taxes are a wash imo. Property taxes would be about what the wife and I pay in state taxes combined. Not to mention the 11k that I pay for private school.

That's the monthly cost to live in a condo in a community. They charge monthly fees.

Because in the the really nice suburban area's property taxes are stratospheric. Every other year we're in mediation. The no state income tax BS in TX is a total crock of shite. Theyre gonna get their money, come hell or high water.

My brother complained that the pickings were pretty slim a couple of years back. I imagine its even worse now.

Don't kid yourself, Texas doesn't have good schools, roads, etc. at no cost. They're getting the money from somewhere. Look at vehicle registration cost, toll road fees, etc.

'm looking at the possibility of relocating from Indiana to Richardson here in the next year or so. Are prices out of control there? I haven't looked at real estate yet.

A friend of mine bought in Richardson in early 2013. Single story ranch, approx 1600sq ft. Paid $150k... Just sold for $295k... It was listed for $279k... He didn't do any renovations. It's insane here right now

I love this argument: Spending on good schools, roads, etc; where's that comin from?

Where is LA and MS spending their tax money? Because it's not on good schools, roads, etc.

I saw a house for sale in Thibodaux a couple weeks ago:

1860sf for $365k....what. the. frick?

BTW, I live in the Woodlands and my annual taxes are 2%.....that's not that much.

It boils down to one huge thing some people may have missed: contractor volume

LA hasn't had the DSWs, Pulte, David Weekly, etc. type monster contractors set up shop. Especially down the bayou. I'll be the first to admit that the materials used in a lot of LA homes are higher aesthetic quality though.....until you get to the higher end homes ($600k+).

I see it as a quality of life issue. I live in Lakewood. Yes, my property taxes are high, but I can see where they go. Good schools, even if you don't have kids contribute to your property value and produce more productive kids therefore crime is lower as well. Streets are nice, parks are clean etc.... I'm willing to pay for this. Where do your tax dollars go in La? Seems like we get more for our money in TX.

So you are saying that you don't pay income tax on your retirement withdrawals? When you retire, do you just plan on having buckets of cash stored away in your closet from over the years or something? Most people have their money tied up in some plan which will pay them out at much more than what they put in, or never paid income tax originally, so you will have income taxes.

Loopholes.

But I actually know some in LA who pay nearly the same in property tax as here

They need to move. Not every Parish is created equal some are crazy low and others are just as high if not higher than many Counties in TX. St. Tammany and Orleans are really high. St. John the Baptist is really low, for example.

Good point.

Another factor you are leaving out is that I earn about 25% more in the Houston area than those doing the same work in Louisiana.

True as shite. LA has a really crappy job market.

I haven't seen the Equity issue here either, I bought a house in Katy in 2008 for $175K and sold it early last year for $275K.

I have a bunch of family in TX and all I can say about your specific example is, you got lucky. That or you need to consider a career in real estate investing.

Don't forget that the sales tax is 2-3% higher in LA vs TX

There are definitely some other factors to consider and my post was written in generalities but remember the question was

Naw, that's a pretty standard value increase in DFW too. All of the large metro areas have seen property values explode.....Housing shortage + population influx = high values. And the housing shortage will get worse now that new labor is not coming across the boarder. Builders are poaching crews off each other right now by offering to pay more.

The value increase is a good thing if you are selling. But if you want to live in the house you boght for $200k 10 years ago, you are now paying property tax on a $300k value. That is what is really eating people up.

I have built a house in Pearland, Tx over 12 years ago in these "master planned communities" and now currently live and building a home in Thibodaux. Costs are less in Texas due to many reasons as stated earlier, but one main reason is these homes are built cheap and shitty. Inferior materials, labor and craftsmanship is how these big contractors in Texas keep prices down
