Yeah we let the lady stay in our house like 2 weeks after we closed and this was all written into the paperwork as her renting from us.

I'm certainly not a realtor and having a foot in commercial real estate I hate the residential field.

But I've had a realtor (the same one every time, admittedly) meet countless vendors for estimates, supervising their work, physically helping get a property ready for the market, staging, researching decades old legal issues and talking to city officials about them, navigating pretty complicated contingencies, etc.

Granted she's a true pro rather than a bored housewife with time to spare, but good ones are out there.

Usually the agents negotiate all this once the purchase agreement is signed or they include those specific needs in the purchase agreement

There isn’t a way unless you pay rent etc on moving into a house before you purchase it.
Think about homeowners insurance etc

If not for a realtor, some dummy would have let someone move into their house without owning it.

What happens if the closing falls through? What if there is an accident and the buyer or someone is injured prior to the closing? What if the buyer causes damage to the home prior to close?

Y’all like to shite on realtors, but have zero clue the amount of liability/money you’re costing yourself.

Huge liability issue for them to store your stuff in a home that they still own. Insurance company wouldn’t care who owns the equipment, only the dwelling it is sitting in. I’ve seen someone do this exact instance one time in the house caught fire that night, burnt to the ground. Liability fell to the owner, it was it was under their roof. I’ve also seen someone moving stuff into a garage that tripped and fell. Trust me, the insurance companies had a field day with that one pointing out who was at fault and who was responsible. The realtor of the seller did a good job of protecting her Client on this one. Just saying.

Agreed. We had an excellent agent sell our house recently. Worth every penny. She deserved the full commission because the buyer's agent was terrible, but that's not how it works.

Your wife is one isn’t she? Because everything you suggested is readily available on the web. It’s a scam at best. Maybe a decent closing attorney but they’ll charge a set fee not a percentage.

I’ve seen instances of that, but even that I’d do only as a last resort. What the op should have done is see if the seller would have allowed a storage unit in his drive.

Good on the seller's agent.

We sold a house once and generously allowed the purchaser to bring in an appliance early. Well, he came again. And again. And again. After it became an issue with me, the guy's response was, "Well, it is my house now."

A good agent has done enough deals to have seen some shite.

That’s the thing, a good bit of deals go off without a hitch….often unforeseen stuff pops up and it’s up to the realtors to fix.

Last closing I had was a condo, about a week before closing I’m in Epcot and get a call from my client who’s distraught bc their lender won’t underwrite on the property bc there is an ongoing slip and fall case vs the condo association. From that I’m immediately doing research, calling other lenders (getting info from them), by Tuesday of the next week me and the other agent had things worked out so closing was only delayed 2 days.
