I always assumed when you come out the curve on I-110 you are in NBR now.

Nah, it's firmly entrenched where it is now. All the older/rundown properties along the "border" are being renovated and redeveloped. And Old South BR is moving to be off this list too.

Yea, Odgen Park, Bernard Terrace, and North Goodwood are all fine...

Only thing I didn't do was include the Valley Park island.

It's not a solid line. The further West you go, the further south the line is.

Starting in the west:
Roosevelt St until Dalrymple/Park, Then Government until S. Eugene, then Florida the rest of the way. Those people who say that Broadmoor is in North Baton Rouge are idiots who don't know the difference between black people, Hispanics, and Asians.

If what is planned for Old South Baton Rouge happens, The line will be back to the Capital Lakes downtown and Florida the rest of the way.

Draw a line Goodwood starting at Flannery Road, then cut up Lobdell to Government all the way to the Mississippi River. Anything north of that line has lost plenty of property value in the past 10 years.


Sherwood and Broadmoor are shadows of the neighborhoods they were twenty years ago. Just looked at Zillow - Between Airline and Flannery - north of Goodwood is $70-80 per sq. ft.(lots of foreclosures), south of Goodwood is $100-110 per sq. ft.

Sold a house north of Government St earlier this year. For 15% more than I paid 5 years prior.

add at least $115 per sq. foot to that, and you can buy in capital heights.

i think the line at mid-city has been Florida, but was inching toward government 15 years ago. with the hipster movement, in another 15 years it will be pushed back above Florida.
