Pretty standard around BR. Basically they want a month guarantee to be able to find someone if you bail on the lease. Or in case you damage the property/appliances.

Don't move to NYC. My last apartment was $1650 for a 1 bedroom, and the landlords wanted first month rent, two months security, plus a brokers fee of 1 month rent. For those counting at home that's $6600 for an apartment 4 subway stops from Manhattan with a 10 minute walk, without A/C, washer or dryer, or driveway.

Yes. Sometimes more depending on whether the lease is triple net.

Just make sure you're not racking up too many student loans for that English or Psychology BA you're working on. It will only take you 50 years or so to pay it off.

Live in an apartment or share a house with someone else.
States have different rules by the way. Alabama can only charge the equivalent of one month's rent for a security deposit. Michigan can charge one and a half month's rent, which fricking sucks for a damn security deposit.
New York City has some strange rules too I think. I didn't look into it, but I spoke to a girl trying to get an apartment in Manhattan and she was scrounging for $8000 just to secure the lease.

When I was a senior we rented a house in the Garden district. Paid the deposit, on time on all rent, yada, yada. Moved out 3 weeks before the lease was up, but didn't clean because 1) The house was absolutely filthy when we moved in and we left it much cleaner (seriously took us 2 weeks of scrubbing every day to get it into a livable condition) 2) my two roommates had moved out of state and I was going to have to clean the whole thing myself 3) I had a feeling I wasn't going to get my security deposit back anyway. So the landlord called a few days after I moved out yelling at me for not cleaning the house. I told her I'd love to come back and clean it up if she would give me the security deposit back. Her exact words were "YOU AIN'T GETTING NO frickING SECURITY DEPOSIT BACK" I asked her what incentive do I have to come clean the house then? She said i should do it out of the goodness of my heart.

We charge first month's rent, last month's rent and a deposit equal to a month's rent. It sounds harsh, but we have had a tenants leave when behind a month with no notice and with the place a mess. In that situation a landlord needs to keep the deposit just to break even.
I have pro-rated the up front money over the first 3-4 months because I wanted that tenant. See if they will negotiate.

yes... as a landlord of many years it is the only way of keeping people from running out without paying the final deductions from the bill...

I charge $900 month rent up front plus $500 damage deposit. Seems pretty fair I think.
