I’m an appraiser in Lafayette. Its the same in any market. There is no going rate. It depends on location, size, quality, condition, etc. Anywhere from $50/sf to $400/sf.

I mean, I know prices rise over time, as the prices in my area were probably $100-$120 in my hood when we bought 12 or so years ago, but these price increases are unsustainable.

Yep. Four years ago I believe we built for 175 or so and could sell for 225 easily now

Paid $96/sqft for current home in 2018

Current houses on market in the $140/sqft range

New builds probably $200 and up it’s insane.

I talked with a builder/realty buddy last weekend about this.

I built my house in 2019 for around $168/sqft
Today it would cost around $277/sqft to build it

So my house increased $109/sqft in just 3 years

I just googled to find out. First thing I saw was a study from 2020, so the data is a little old.

But it says the median price per square foot is $1,160.

We bought our house in 2015 for $205/sf. I thought we were over paying at the time. Homes in my neighborhood are now going for $400/sf. Nashville, FYI. Just your basic 1500 sf to 2500 sf ranches built in the 50's.

Don’t know about new but house in Colorado stands around $500 sq/ft (bought at $275ish 2008 and added on) and house in the Keys is absurd at $750 sq/ft. Bought at $300 per.

The last home built in our neighborhood in the first phase of development was completed in June of last year (2021), 3100 sqft and it sold for $162 a sqft. 5 new homes in the second phase area sold in the first quarter of 2022 for $223 a sqft, the 4 homes nearing completion now are priced at $235 sqft and all have buyer agreements before they are even complete. All are on comparably priced lots so it’s the cost increase is in materials and labor.
So about a $73 a sqft increase here in one year.

Purchased at 110 a square foot. Looks to prolly be around 150-175 now and I live on the edge of the hood. The burbs are 200-300ish depending on which burb and neighborhood.

That’s fricking insane. You can’t tell me building costs are that much higher in MA. Most of that insane costs must be for the land. Still ridiculous.

Last year a house across the street sold for 855K and was torn down. New house going up is listed for $2,975,000. 6200 sq feet on a 50 x 150 lot.
Minimum lot value is now 1 million.

Insane.

Looks like you bought at the right time, congrats. Especially the Keys property. Looks like you stole that one. You must have bought it around the ‘09 housing bust?
