What’s an acceptable commission rate for a realtor to sell a residential lot in South Miss

Was a lot with a house before Katrina; cleaned up now and around 1000’ from the beach in a neighborhood... I thought the general rule was about 6%... any ideas? TIA

Just inside Long Beach at Pass Christian line... Neat smaller community with restrictive covenants...

Realtor fees, for some reason, are generally 3% for the seller's agent and 3% for the buyer's agent for the sale of a home. So, as the seller, you end up paying 6%.

I would strongly recommend negotiating that down for a lot, or going with a flat fee service to list the lot, if available. If not, you could also use the 1% list service/company. 6% is crazy enough for a home, but what exactly is the realtor's value in selling a lot? Listing the lot on MLS, putting a sign in the ground, and, when they receive an inquiry, forwarding the survey, elevation certificate and price?

I'm sure a realtor will be along shortly to confirm their value, and to explain why their payment should be a percentage of the sales price.

The problem is that if you go too low and find a realtor that will accept that amount you risk the buyers realtor avoiding the property. The buyer and seller’s realtor split the commission in some manner so if it is really low then buyer’s realtors are going to avoid showing your property and focus on others with higher commissions. Just the way it works. It may not be as big of a hindrance with lots as opposed to houses but that depends on how unique your lot is. I’d negotiate to 4 or 5 percent but honestly, probably lower for just a lot.

Look, I got my real-estate license a few years back for shits and gigs. I'd even do it for four-fifths commish... because you know what really gets my dick hard? Helping out my friends.

Good stuff, guys... keep it coming. I have a realtor who says he charges 10%. He is sending me his listing agreement but 10% seems way high..so I haven’t signed anything yet... that’s why I started this thread.. I’m open to using anyone, but think I should list it instead of doing it myself.. I simply don’t have the time...
