Typically vacant land commissions are higher, in the 8-10% range because land usually takes longer to sell.

Sell it yourself. If its a empty lot and no lien why would you need a realtor. I sold mine in bsl in 3 days

I am not an agent, but in my experience, 10% is considered normal for vacant land. I think the rate is higher because the sale price for lots is low relative to houses with lots, agencies won't fool with it if they can't earn enough to make it worth their effort. For the same reason, trailers on lots are sometimes listed at higher commissions than standard houses.

The commission can be negotiated prior to sale, but there is no guarantee the agent/broker will do that.

If you think you can sell it yourself, you are free to do so, commission is zero.
