If you are only counting “non garage heated and cooled area” then 4000 sq ft should be manageable.
But I prefer to have a 2000 square foot heated and cooled garage in addition to the house. 4 bays (two cars deep in each) with a lift on one bay for restoring a classic car.
6000 final sq ft is a little tight but you don’t be want to look like you are showing out.

4000 sounds good, but if I'm building, it's going to be one giant one story. Tired of walking up the stairs just to pick up a screaming baby for a minute then putting him back in his bed and walking back downstairs at 1am.

I want allot of outdoor living space in my next home.Screened porch with outside fireplace off the great room. Get over 3k square foot and you will have unused space IMO.
Currently in 2800 living with 4150 under roof but only 3 bedrooms so boys have to share.
