Its only worth what the bank tell you it’s worth. Zillow is good for lots of things appraised value is not one of them. 327K btw.

They are not complete idiots, just the opposite in fact. They are 2 very wonderful people who loved the place more than they love money.
Oh and we came with the full price in cash so that's always a good thing too.
The house is a cherished family property and the owner was a 90 year old lady who left it to a niece. They always had strangers asking to buy the place, people who offered more but they loved the place too much to sell at the time.
Finally they decided to sell. I flat out told them how much i loved the place and wanted to preserve and restore it and live there forever. I wanted to keep the special touches that her aunt had done with the place.
I wanted to know about their aunt and her life there and make sure she had a presence in our house as part of the history of it. The seller said she cried after signing the papers but that she was at peace to let it go to us because we love it as much as her aunt.
The other people who wanted to buy it only looked at it with dollar signs in their eyes about how they could change it or destroy it and buy a new big house and flip it.
It was more like an adoption than a real estate transaction. That house is loved so much by all of it.
And that is how we got our house
ETA: we offered full price, they chose to knock off 20% off.

Probably pretty close. Paid $505k 2.5 years ago, put $30k in the back yard porch/patio and recent sales prices in the neighborhood have been great.

My neighbor that just bought about 3 months ago is one of the comps. Based on the comps, it should be about 375,000.
I did have a guy offer me 400,000 about a month ago.
I thought about it...but I felt that the offer was over appraisal price.
Besides, I love the house and after the last move, I won't be moving again.
