I am renting a townhouse and got the go-ahead from my landlord to throw down some grass seed in a our sideyard.

It was recently dug up to replace water pipes so the ground is essentially tilled already.

Specifics:
-We have 100 degree summers and 10 degree winters.
-Very low traffic area
-On a slight hill, but good amount of irrigation from neighboring creek
-Great dirt for growing things, especially since its all been dug out and mixed around
-Direct sun for about 4-5 hours a day

I want some super-steroid-injected-alien grass seed that I can just spread on the tilled dirt and have a thick forest lawn in a few weeks

Any suggestions?

Was reading and kept finding Zoysia to be a good one, but don't think I've ever heard of it.

Don't want to break the bank either. This area is only 20ft x 30ft so one bag of seed from home depot should do!

Tell your landlord to go sod that shite. Why are you paying for it?

rye …it is cheap and easy… just be sure to let it grow pretty thick before you cut it or it will die and you have to start over

Rye is an annual and will die in the heat. No bueno for what he wants.

You are getting ripped the hell off!

If my landlord told me I had to plant good quality grass at HIS property that I was living on, AND I had to pay for it, I'd tell him to suck it. Seriously dude. Don't let him take advantage of you.

do not plant rye. unless you are over-seeding.

zoysia is a very common grass. if you ever played on a golf course with zoysia fairways, you'd never forget it.

i don't think zoysia likes full sun.

what type of grass is the rest of your yard?

You had some cyborg rye then. I have no idea how you got it to last in the FL summer. It's a cold climate loving grass.

It's main use in FL is to overseed during the winter to brighten up golf courses and for forage for livestock.

I've never seen someone use it for a yard here. I've used it for overseeding my yard but that chit dies in the sun by May.

Correct. Rye grass will die in temps regularly over 75 degrees. Thrives when its 50's

I think the common lawn in Nashville is a Fescue /Kentucky bluegrass blend. Whatever you seed, you have to wait until it warms up to get germination....probably around May.

Landlord isn't making me

I just feel like doing it because the HOA blows and it'll probably take till summer. And it's fun to throw seeds down and watch growth. It's manly like an urban farmer

Anything perennial I can throw down to germinate as quick as possible in winter months? What perennials are best/thickest/meanest

I want it to take over as fast as possible

the only thing that is gonna grow during the winter is rye grass...and it is really getting to be too cold to seed that...

I would just wait another month or so and seed (or sod) a summer grass...check with your local garden shop to see what is common there...

Just sow some mustard greens and be done with it. Soul food. Profit.
