You know the funny thing is contractors just leave all that wood exposed and unguarded while building...if a person were so inclined to go looking for wood.

im starting to see people using metal frame for residential purposes now. never thought I would see the day that happened.

You’d think that to be true, but that is not the case. There is no shortage of the timber supply. We can’t even get a logger to come in and thin ours right now. The land owners aren’t making anymore than usual, but are having to wait to get cut. Heard of some having to be put on a waiting list.

The bottleneck is at the mills. With so many shutting down in the past couple of years, and others only running minimal output the last year thank to China virus, the supply of lumber is low.

The price of lumber is going up. The price for timber is not going up. The yards are making money hand over fist. The loggers and tree farmers are not making any more than usual. This is for pine, not sure about hardwood.

Of the 5 big ones, 3 are publicly owned so you can see their financials. They are absolutely booming. The only thing is the financial world has started saying hyper inflation. So this price may become the new normal.

You say that, but I've noticed on several new neighborhood developments that the contractor has installed security camera units at all the entrances and exits. The price of scrap copper is about triple than normal right now too, that would be worse than the lumber to lose because you can put a lot more of that in the bed of a pickup than the lumber.

There's a new lumber mill that was built last year in Lufkin, TX. State of the art, pretty much all automated. Talked to the owner not long ago, and they're going to pay off that mill in half the time they originally projected. Making a killing and running 24/7. Thinking about building another one.

You can go to Home Depot and see it stocked full of lumber. Doesn’t seem like the supply is low

Good friend of mine is a home builder and he had $12K worth of lumber stolen from a job site.

He is now hiring armed security to watch his sites.
