My friend used to have a spot in 1 River Place... and honestly I like the aesthetic of the condo in the OP much much more

The major cause of the high condo fees at this particular condo are the 24/7 valet parking and 24/7 manned security.

Looks about right on price and hoa. I have a smaller condo near there and I pay $1300. Insurance is a huge expense for the hoa. The only thing I pay for is electricity. If you had a house by the time you paid for maintenance, lawn care, pool and joined a gym you would pay that much.

That building is full of OT baller level owners. Has been home to quite a few professional athletes, and some true OT ballers live there have units as second homes etc.

Wouldn't be surprised if a few units in the higher end WD buildings start to pop up as Four Seasons units start to finish construction.
