Right. Do contractors give a free estimate/assessment?

Assuming it's possible, it would be in a big open-concept area (maybe from 1k sq ft to 1.5k sq ft)

It does add area that needs to be heated and cooled, but does not living area.

I agree, but is very hard to get that quantified on an appraisal.

I don't disagree with your concept. When I built I put in 22' ceilings in the great room.

Keep in mind, you will have to consider the additional load on the existing heating and cooling system.

So much truth to this. People assume that any improvements made to the home automatically equate to an increase in home value.

Fact is that it might help your home sell faster versus others in your area but probably won't increase the value at all. Sales price is usually based mostly on comp pricing of the homes around you.

I learned this when I took a beating on my last home after pouring a ton of money into a giant back patio and outdoor kitchen.

Put that money to better use and update a kitchen or bathroom...something people really seem to care about.
