Consistently top 5 the last decade or so.

Apple continues to grow, Tesla is on the way to building a nice place there. Google building new tower downtown. The upward trajectory of the real estate market in ATX is amazing.

What's pretty funny is I've been to a lot of places towards the bottom and some of them like Youngstown and Flint are significantly worse than others. I don't know anyone who would live in Flint over Biloxi.
