A renovated 1450sqft house a block away from Lee's sold last year for like $390k. It is pretty nice on the inside, but that's still $268/sqft.
There are a couple of other houses being renovated in the area, and there are bigger, nice houses between Homestead and Dorignac's on that side of Veterans

When I bought my house, it was on the market for one day. Four people came through that Wednesday, I was one of three offers that Thursday. Had to pay full asking price to get it.
Glad I did, because the value has gone up a minimum of 25% over four years, and I could easily sell it for that.

We just had our offer accepted in for 217/sqft in the OM part of 70001. Went on the market on Friday. Already had one offer when we put our bid in.
House next to the one we're getting was listed at 250k (needed full reno or tear down) and got 5 offers within 24 hours. I'm sure it went for decently over asking because it was a nice lot.
