Traditional Neighborhood Development

Just don't know if homes in TNDs will hold their value. I like The Settlement at Willow Grove the best, but too expensive. Any thoughts on a The Preserve at Harveston, The Village at Magnolia Square or the Long Farm Village? Are any a good investment?

If you have a hard-arse HOA, and they take good care of the amenities, they most certainly will hold their value.
People complain about HOAs all the time for good reason. But with these communities, you know going in what you are signing up for.

Neighborhood life cycle:
1. New homes built. Good, caring folks move in.
2. status quo for a generation
3. A few trash folks start moving in.
4. Original good folks start looking elsewhere.
5. More trash moves in.
6. Neighborhood goes to shite, except for a handful of the original good folks ( see step 1), but they're all in their 70's by now.

I just don't get how these things make sense as a stand alone idea long term. I get the vision behind them, but if they are just little islands of "traditional neighborhoods" in the middle of otherwise nothing but suburban traffic gridlock hell, I don't see the point.

Magnolia Square has townhomes being built in there.
No way in hell am I paying 400,000 for a house next to townhomes.

Settlement at Willow Grove will hold its value due to the location and amenities of the development. It was designed off the ideas and styling ques of River Ranch in Lafayette. The price per sqft in SaWG keep going up and up.
Long Farm is now DSLD built homes with Architectural front designs. Quality is not there and in the long run value will not hold up. Long Farm had all the potential to be what Willow Grove is.
Magnolia Square developers have the vision set forth but slow sales last Ive heard have forced them to open the doors to more builders and Architects. This is not a bad thing, just not what the original plan was. The developers tho are still very involved in the design review process thus driving up the SQFT prices on houses. Again, not a bad thing but this is Central and not everyone wants to pay that for a house in that location.
Harveston is not a TND. Just a neighborhood playing off the "Nature feel" with walking paths and lakes.
