Here's my take on west Lakeview as a lifelong Lakeview resident:
It's just not worth the prices that they are asking. I like Lakeview because I'm close to Harrison avenue and can walk to everything. West Lakeview is essentially metairie lite. You pay Orleans parish taxes, get Orleans parish roads, yet get none of the real amenities of living in Lakeview. Sure there are some nice houses over there, but it's also intermixed with some shite rentals. It will continue to improve as they are eventually priced out, but west Lakeview offers me zero reason to buy a house over there, other than to just say you live in Lakeview.

The area isn't bad. I just couldn't bring myself to buy a house in Orleans parish.

I'm in east metairie currently basically across from Dorignacs . Love the area but need a bigger house . A 4 bedroom in my area doesn't really exist and if it does it's outdated . I've come to the realization I'm gonna be house poor and need like a 400k house but even then there's shite on the market

This is untrue. Well besides the Orleans parish part. You can get a lot more for your money in lakeview than east Jefferson. The lakeview market is flooded. People are sick of putting up with the shitty services, high taxes, crime, etc.

All those people who bought or built in Lakeview when it was "sexy" are getting tired of the bs...
I will say this though, their property values skyrocketed the past five years....

I have lived in Lakeview, Lakeshore, and Lake Vista for all of my life. I would buy in Bucktown first then Indian Beach area way before I would consider that West End neighborhood.
The roads are awful, crime is worse than across canal, and you deal with Orleans taxes and services. That area is a lot of people who wanted a "Lakeview" address to say they live in Lakeview. You would be paying a big premium for that.

I'm just laughing at your blanket statement that it's 1) a majority of families and 2) specific to Lakeview. You've got families living paycheck to paycheck in every single neighborhood of this city.

I live out here and love it. No crime, police presence is here, and ain't nobody trying to make a getaway on these streets unless they have a small tank. I would avoid the areas closer to the lake on this side as the streets get progressively worse the closer you get to the breach from Katrina.

If you want Lakeview without the crime, taxes, and bad roads, look in N Kenner. They are renovating the city park, building a new catholic school and a new magnet school, and have nice houses in the 500s.

I don't want the commute involved with living in Kenner. I work downtown so anywhere convienent to hopping on at either bonnabel or west end is what I'm looking for
