I think it's a little longer than your current rush hour commute. Southeast of Nashville will be ~75 minutes, give or take 15.

Yeah, don't live anywhere where you have to take 24 in to the city from the SE. Pre-pandemic it was a nightmare every day. It's a little better these days, but not much. Some of eastern Williamson County would require you using 24, but eastern Williamson is also pretty ugly, so not sure you would end up there anyways.

Yeah, if you're familiar with the area, you can tell this will be the spot within 5 years or less. Definitely walkable and everything is close by including midtown and downtown like you mentioned. I like it but gotta laugh at the amount of trust fund babies lol

Knoxville is also appealing but when I looked at Tennessee for law school I was not overly impressed with the downtown area. Looked like it was dying. Beautiful area though. And it’s been over a decade since I went.

Downtown Knoxville imo has improved tenfold the past decade.

Sounds a lot like the Heights in Houston was five years ago. Postage stamp yards with quick access to downtown and restaurants. Walkable. Lots of Yuppies and few families. If they were families they were young and only had one kid. Good elementary, crap everything else. Can’t get a lot there now for under $400k. Most homes going for over $1MM.

I used to live near there in the GOOF area. Made a lot of money on my house when I sold it. Best investment I ever made. But I’m not there anymore in my life. Three kids and coming up on school age. Need at least 4 beds. Looked on Zillow and it seems like the only thing on sale is a former church and it’s $800k, which is awfully steep given the amount of work that would need to be done to make it livable for a family. But perhaps something pops up there and I can get in and do the whole house flip thing again.

Nashville is overrated. I have been here for a year- it’s not bad but it’s not as great as people seem to think.

I'd rather eat glass than commute from Franklin or Mt Juliet to downtown
wut?

I live in Franklin and the commute is fine. I generally go Hillsboro road but even if you hop on the interstate in cool springs it's maybe 20 minutes in the morning from there.

Wow a whole year huh?

well I moved here in 96 from Houston and I love it.

What exactly is it that you don't like? The great weather? The waterfalls and streams? The night life? The variety of restaurants? The friendly people? The great schools? The massively booming economy?

Williamson county is the best place to raise a family in the entire country hands down.

Are you in Franklin proper or somewhere like Westhaven?

Nashville was the tits prior to 2012.

Now it’s overrun with yankee carpetbaggers.

near Westhaven. You don't want to live in the city limits of Franklin because property taxes are higher and smaller plots of land and city-limit rules prohibit you from shooting fireworks, etc. You want to live in the county and enjoy the cheap property taxes and acres of land and you can go out back & shoot rifles.

Don't do it. You'd have to put up with boatloads of annoying, inbred Clempson Fans.

Does that affect your ability to get into certain schools?
