The value of an Open House?

Has anyone bought a home because they randomly went to an open house? A realtor can show you any house for sale at any time you want to see it. The only thing a see are a bunch of nosy neighbors walking down to check out someone else’s stuff!

Have you ever been to one of Peter Klaven open houses in California? Phenomenal food spreads and lots of hot divorced women.

As a realtor I can tell you I haven’t had a buyer happen on an open house from someone who came to it.

I have had people who came to it but something else, usually 5-6 months later

I never have, but if I were looking for a home I could see that looking at a series of homes at my own schedule might be advantageous.

Helps drive up offer price if there are a lot of people and it's going on the market the day after... I mean, if it's a nice house.

So it serves as a great place for a realtor to meet new potential clients.

My old house sold to someone who saw it at the open house; 2 days later we had a contract.

Even if mainly neighbors show up, they may tell friends and family about it.

We've gone back with our realtor to walk homes we first saw at an open house without her, but I don't think we ever got too far with one

It's just mainly a matter of convenience and not wasting her time if we can pop over and look first at a low probability thing

Open houses are more for agents to pickup new buyers that are just starting to look.

Open houses are for the agents mostly. Your agent may find potential clients, and then your agent also shows the house to other agents who may have buyers for the house.

In high demand areas they work. In Louisiana the crack heads are scoping the place to rob later. Or checking for pain meds in your bathroom cabinet. I would not recommend having one.

Ya, I also think they are for other agents to come look and they might have a buyer they want to bring back.

We bought our current house after viewing it as an open house. Our realtor was driving us through the neighborhood we were interested in. She saw the open house sign, checked the MLS and saw it was above our budget. We decided to take a look anyhow and were so impressed, we made an offer and got our dream home.

I had an open house and so many people came it forced buyers to bid higher because of fomo and it turned into a bidding war

Two years ago when I sold my house in Raleigh, I had an open house on one Saturday and half day Sunday. You'd have thought I was giving away money there were so many people. Each visit was alloted 15 minutes and then get out for the next group to view. Had 18 offers when we shut it down on Sunday. All of them well over asking.

Where you live makes a big difference regarding open houses.

It works well in a city. My wife and I would hit a bunch on the weekends when we were looking for our place.

I think it is a way for your realtor to show that they are actually doing something to sell your house but that’s really about it
