The simple truth is that if a mall allows urbanite stores to open inside them, the mall slowly declines.

Not being racist, just honest.

Look at cortana. Too many urbanite stores and the mall collapsed.

Now the mall of LA is getting the same way.

If the LP or AP opens a new mall, MoL is gonna be a ghost town

Cortana didn't collapse because of "urbanite" stores, it collapsed because another mall opened down the road and poached a couple of its anchors.

"Urbanite" stores are not the cause of a mall's deterioration, they're a symptom. Malls make money by leasing shop space to business owners. The more popular that mall is, the higher the demand for shop space. The higher the demand, the higher the rent. The higher the rent, the "classier" the stores. Why is that? Because "classier" stores typically sell more expensive merchandise. If a mall doesn't have enough traffic to support it, those "classy" shops aren't profitable.

"Urbanite" stores typically sell high volumes of "cheap" merchandise. This stuff is inexpensive to the shop owner, resulting in lower overhead. In order to survive, they have to exist where rent is relatively cheap.

If a mall loses business to the point that there is not enough traffic to support the "classy" establishments, they will leave and the mall will have to lease those spaces to "urbanite" retailors. Less money being collected from rent means less money for the mall owners to use for keeping up the mall, causing a slow deterioration.

This is why malls are declining all over America. "Outdoor living centers", aka fancy strip malls, like Town Center and Perkins Rowe are winning out because being outside greatly lowers their upkeep cost, a large chunk of which is for heating and air-conditioning.
