Bought my first house in 1982 for $113K, sold it in 2017 for over half a million dollars. If housing prices had kept pace with inflation, that house would only have been worth around $180K.
Wife and I were also able to purchase 3 rental properties in a span of 2015-2019. All three rentals are 3 bedrooms and we have renters lining up when they’re available. Almost criminal you can get almost $2,500/mo for a 3 bedroom when the note is $760.
Something is going to give soon when these are the figures.

Homes are ‘wildly unaffordable’ for young people

To be fair, many of us in that age group have looked to downsize. We were fortunate enough to make enough money off of our first (or second) home to downsize without having to borrow at these absurd fricking rates.

How much of the downpayment did you give him?
Zero.

Bought my first home at 23, $44,000.
Built and flipped a bunch more. At one time I owned 3 homes, in 2 states. Now down to one home.

I take your point but if the majority of human beings waited until it was financially viable to procreate there wouldn't be but about 8 of us on the planet...at least since civilization was a thing
My wife and I make more money now than either of us could have imagined when we were young enough that having kids made sense physically. A heaping pile o'money. Had someone told me we'd earn in a lifetime what we earn in a year in 1983 Id have thought they were insane. We still can't afford our daughter. Glad to have her. can't imagine life without her, but she is a damned expensive luxury that we would be financially better off and by a bunch not to have. Waaaaaaaayyyyyyy worse than a boat or a camper....our son was no different but he is off the payroll now thank the christ....

Retarded to compare single households to married
Not to derail the topic but it is not retarded to do so when talking about starting a family and a 2 income household is going to become a 1 income household for some period of time most likely....and if it isn't is going to have what amounts to a second mortgage payment a month to warehouse the product of the couples love for one another.
It is, of course, ideal to wait to start a family until one can afford to do so. What is not ideal is starting a family in one's 50's. Even then, with high salaries, having a child is damned expensive.

Most likely? a quarter of families have SAHM, largely high income husbands.
a couple with 2 kids on 120k isn't going to have 30k laying around the down payment

~85k for 24-34. God bless anyone trying to buy a house and raise two kids on that. There is a reason the average age of women for first born children is 30 now.

Wait until all the illegals are deported from the construction industry, construction will come to a halt and home prices will skyrocket.

Doubt that any significant amount of illegal immigrants will be deported no matter what politicians may say to rile people up. Almost every wealthy person in America makes way too much profit off all the subcontracted labor done by illegals.

I have a good buddy that is a big deport them all. I told him about a great subcontractor I know to redo his Bathrooms, and he was immediately all over it. I told him, he has been here for 20 years but he is still an illegal an he didn’t skip a beat, give me his number. Lol.
My cousin, who is a big time county music guy, actually built his last house and told them no illegals period. I think it cost him about 40% more but he didn’t give a damn.
