While there are certainly high property taxes in Texas (4-5% net annually of home value in some cases), and even though I would hate to live in Dallas, those taxes at least provide value as those homes are in some of the best planned community suburbs in the country.

Go check out the thread regarding the clusterfrick development off 4-H Road in Livingston Parish for an idea of the side effects of what extremely low property taxes gets you.

Is there any town within an hour/hour & a half from downtown Dallas that a country peckerwood would feel comfortable living in? My job is out of Dallas and things are going well, about to have to move back.

I lived in the Villages for a little over a year and being from a small delta town it was just too much.

Honest question. Not about the suburbs, but what is the city’s identity? Again, every other major Texas city has a rep. What is Dallas’ rep?

Of course there is if you don't mind the commute. Especially if you go south/southeast of the city. Bristol TX is in the middle of nowhere and less than an hour to downtown Dallas in rush hour.

We found a couple of places that we like, haven't found any that we just crave like in Dallas.

Suerte and ATX Cocina are good but they try too hard.

Matt's El Rancho is good but the place is always packed and they don't do reservations so I typically don't want to deal with it.

We've gone to Gueros on South Congress a couple of times and it was good as well.

Still on the hunt for some good places.
