Literally zero reason to live there if you don’t work nearby, didn’t grow up there/have tons of family nearby, and don’t have school-age kids.
Real estate prices are high, large areas are flood prone, the electricity and drainage infrastructure is lacking, and traffic is terrible. There’s no walkable cultural areas nor are there really exclusive country-club esque communities or places to live on the water for boating access, just completely unplanned suburban sprawl.
Crime isn’t bad, schools are good, there’s a few good casual places to eat, but that’s about it.

I was born and raised in Prairieville and now live outside of Jacksonville. I would never even consider leaving Florida for Louisiana under any circumstances. But if you do like that area, I would recommend Port Vincent or French Settlement

I'd much rather live in Ocean Springs or Bay St Louis or someplace like that in retirement if I just wanted to be in this general area. The only drawback is hurricanes I guess but he's already in Miami.
Mississippi also doesn't tax retirement income IIRC

I hear people say that thinking they've driven in Houston, Dallas, Atlanta, or Chicago. BR traffic frickING sucks.
This is true. I lived in BR for ten years. I now live in Houston. I’ll take Houston traffic any day over the soul crushing misery of BR traffic. Driving in BR is next level frustration.

You are not going to get an accurate picture from people who call themselves 'Baws', they're more concerned about being a smart arse than relaying information.
Prairieville is a bedroom community for both people who work in BR as well as the chemical plants along the river. Compared to Florida, the land and housing are inexpensive, they do have a lot of new subdivisions as well as some nice settled in areas. One of the big pluses are the restaurants, a lot of them have sprung up along Airline Hwy, and a good variety, not just fried seafood. You will find the people to be openly welcoming, friendly and if you reach out, you will soon have more friends than you know what to do with.
The downsides are traffic to BR, the schools are getting crowded, but they are trying to keep up with the infrastructure from rapid growth.
Ascension Parish suffered much less from flooding in 2016 than many of the surrounding area, also it is almost halfway between BR and NO airports.
Several people mentioned St. Francisville, which is very nice, historic area, the biggest problem with it, at least to me, is that you have to go through NBR to get anywhere. Wear Kevlar.
Good luck, I hope you find a place that makes you happy.

By milling & overlaying the same roads? Or by adding a CL turning lane to a 10k capacity road that already has an ADT of 50k?

Gotta be. I live here & if it wasn’t for uprooting my kids I’d be long gone. I live both 5 minutes & 45 minutes away from i10 depending on the time of day.

yep, if he owns any sort of a house outright in S. FL, and has had it for a while he could cash out and have many better options than Prairieville, this made me google my old house down there, I sold it for $1.6 mil in 2002 and Zillow estimates it for $3.9mil now

We live in BR and one of the main reasons that we do is traffic. I think we'd prefer the pace of life in the burbs more now but I don't want to sit in my truck 2 hrs per day. We also only have one kid in school at this point.

P’ville went to shite in the late 80s early 90s when they decided to allow zero lot line neighborhoods all over the place.
I grew up there in the 80s, it was a nice quiet country town with easy access to BR for city things. You might as well retire to an upscale neighborhood in BR, you’ll pay about the same price and avoid the f’ton of traffic to/from p’ville.
Plus you will be closer to all the old people Dr offices/hospitals.
There is a legit reason the had to 3 lane I-10 from BR to P’ville.

This isn't Labadieville, there's like 30 new subdivisions at any given time.

Wrong. The I-12 traffic between Livingston Parish and Baton Rouge is much, much, much worse.

The people fleeing BR need to invade another parish, like Iberville. Ascension is closed folks.
