Nah. Rents in the area have remained pretty stable and have even risen a little. No one is gouging you on the rents but you still pay premium rents for what you get.....nothing like what you would pay in the Warehouse District or Lower Garden District, though

This must have been 20+ years ago, there are no rough areas within 1/2 of Loyola's campus, if not further. There maybe a few small pockets but you have to go past Carrollton, almost to Leonidis upriver to find truly bad areas, past Erhart going towards the lake, or down river past Napoleon and Claiborne.

I somewhat disagree. If you are living between Jefferson and Napoleon, don' t live more that 6 or 7 blocks off of St. Charles, going toward Claiborne. Prertty sketch once you get between Freret and Claiborne in this area.

I hear you and there is room for discussion here for sure. But I believe with the growth of Freret Street and Ochsner buying up tons of properties near baptist, there may be a few streets with crappy houses, but no bad areas on the university side of Napoleon and riverside of Claiborne. Plus Freret and Napoleon (where the new Trader Joes is going) is like 12 blocks from Loyola's campus.

There used to be some rough areas near campus between Carrolton and Broadway, but those areas have long gentrified.

I currently go to Loyola Law School. I will say that the law school itself is very good, but if you do not lean left, you will not get along with other students very well, at least that has been my experience.

Calhoun St has lots of Puerto Ricans who attend Loyola all within easy walking distance. My wife had inherited apartments nearby. One of our tenants probably had a different Puerto Rican gal each night. He was from St. Croix. He won a number of collegiate journalism awards He was no lefty. He returned to the Caribbean because he couldn't take the cold weather of New Orleans.

Tulane owns a lot of rental property bequeathed to it in wills or as charitable donations in the area, especially on Calhoun St. from Claiborne to St. Charles Ave.

The university has a huge endowment for its size. It once owned WWL and the LSU Dental School and sold them for a nice profit.

A lot of students from Central America are automatically given a full scholarship. Several of my tenants attended Loyola and were good tenants. They were from St. Croix, Minneapolis, NYC, and NJ of those who went to Loyola.

BTW, a basement apartment is ground floor and likely used to be an open space under a home. They vary from 6 to 7 feet ceiling height..Homeowners converted those to rentals for students. Some are furnished some are not. The homes were built in the late 20s and perceived floodwater from annual Mississippi River flooding from past floods

A block from the most expensive school in the state which is in that area.

I also hope your child does not wish to express any unwoke thought at any level as they are quite intolerant about that.

In my opinion it is worth less than a UNO degree.

For the average student chasing prestige,or broad career doors it's not worth it; You can get similar or better academics/value at state flagships like LSU, It has outdated facilities, inconsistent student life, and limited opportunities compared to bigger state schools.

There’s a reason there’s a Loyola Drive in Kenner. A one time all that property along there from University City to the lake was owned by the university too.

Great place.
I have a degree from Loyola (as well as LSU) and attended school on St Charles Avenue for 8 years. I had a wonderful experience, but that was many years ago. New Orleans was a fun place to attend school and the thought of crime never entered our minds back then.

Not really. It ain’t Exposition Blvd but I don’t think it’s that bad. Source: I am in the neighborhood weekly, actually will be there in a few hours

Evans park isn’t exactly next door to Loyola. Closer to a mile

Agree. Some crappy house but not a bad area
