I think that was built almost 10 years ago and is right on the edge of LSU. If it does happen it will take a looooong time to gentrify the area all along highland. Especially because downtown isn't exactly thriving either. These parents who are going to pay for their spoiled kids to have nice apartments and condos do not want them living in the hood.

whats your realistic timeframe to connect north gates all the way to downtown, or at least as far as the ghetto is?

Best thing would be for a fire to rage through that area and finish of the houses that aren’t Burnt or blighted already.

It could be a good start. And the rest of that area can be (along with students) families who aren’t government leachers, crack heads, killers, and thieves.
I would love to buy a house in that area if it didn’t look like third world, be full of section 8, and was free of the dregs of society.

Its a domino effect. It takes one big domino to drop to spring it into effect. Once that happens, it all happens very quickly. The Nicholson Gateway could be the domino. I would be willing to bet there are already developers buying the slighted/abandoned properties in that area from the bank and holding them.

That’s a good point. Maybe if people didn’t start building student apartments in a bunch of country farmland on the south side of campus, then students would actually be living on the north side

If the shoe fits. Imagine how much better it would be if that area of Burbank were filled with nightlife/restaurants. I could see it being like Mckinney Ave in Dallas.

Best I’ve seen, you don’t get many “gentrified” areas in part because the benefits to doing so don’t outweigh building elsewhere in the city parish.
I’d love to see some of the houses with large yards off Monterey reclaimed at some point but it ain’t gonna happen because of the element that likes to steal shite.
