a president
a state
an Indian tribe

BR population is stagnant.
There isn't the demand necessary to revitalize this area.

Drive down Nicholson. It is completely changing. LSU's Nicholson Gateway, the Water Campus, River House apartments. I think it will creep from Nicholson to Highland and eventually reach the interstate and maybe the garden district. If it does, will be an unbelievable advance for Baton Rouge. Biggest road block, is that the title of may of the properties are so messed up. No succession for three generations, so 40 people own a 1/40th share of a $20,000.00 piece of property. Howver, I have seen several houses in the Bottoms being renovated of late. My fingers are crossed, because I built my new office between Nicholson and the river.

Louisiana's economy really would have to improve, and LSU would have to stop building decent on-campus housing.

New development has happened, or near construction, for all of Nicholson from LSU to Downtown excluding a 1,500 foot section from Aster to McKinley. I could really see that whole area finally developing into a new garden district. The biggest wildcard is St. George. If that passes I don't think Baton Rouge will have the population to fill that area.

There are actually a couple of new developments they've been building in Old South Baton Rouge--one on Highland near Louise (with easy access to Oklahoma & Nicholson) and another on Thomas H. Delpit and Terrace. They may turn into total shite later, but they look nice now.

I drove down Nicholson recently and it is starting to clean up. It may only be a block deep, but has to start somewhere.
