re: Southeast City with most upside?

Huntsville is currently the correct answer. In the past couple of years, I’ve been in just about every mid/major city in the south. Hard to argue against it. The major flaws are the infrastructure and the lack of “things to do” that other larger cities have…..but those come as the city grows. Considering the amount of real estate appreciation going on right now, I suspect a lot of people are learning this too.

Alabama will have to undergo a tremendous cultural shift to become host to any major metropolitan areas. It's a laughingstock of a state across the country (I don't mind Bama, just saying they have a reputation).

It’s Raleigh, but probably too late if anyone’s trying to move there now. Homes within an hours drive of downtown Raleigh are receiving offers 50k over asking price the day of listing. In areas close to RTP, 3 bedroom townhomes that went for 150k 5 years ago are going for 350k now.
It’s pretty crazy. Thank my lucky stars we bought our house here 2 years ago

The answer to this question is easily the Jacksonville/Northeast Florida area.

Hodgepodge of southerners and people from the NE that move to florida and then move halfway back.

This is a problem with most small cities mentioned in threads like this. The economic development that catches people's attention also leads to cookie cutter type shopping centers / housing and stressed out people who were tired of blowing their horns the insta-second a light changes in NYC so they moved to the Carolinas to do it there.

Well, the question is which southeast city has the most upside. Things definitely have to happen for continued growth and all that, but i think a lot of people outside of alabama already place huntsville in its own bubble in the state. It’s completely different in just about every way from BHam, Montgomery, Mobile, etc.
Keeping in mind the thread title, if you were buying a city in the form of a stock, I think you’d be hard pressed to find one with good fundamentals and a lot of room for growth like Huntsville.

Northeast Fl./Jacksonville
-Landmass largest city in the country
-Largest population in Florida (surrounding areas included)
-NFL
-Beachea
-Amazing golf courses
- Just across boarder from Ga./have to drive through if coming from South Fl.
- easy access to major Universities UF/FSU/UCF/UNF
-no state income tax
-not like south Fl.
-Beautiful beaches
-major river flowing through town
-intercostal also flows through
-easy access to Gulf Stream for fishing
-great inland fishing
-three airports
-cruise ships

Huntsville Alabama is what I’ve been told.

I heard fairhope was nice. Maybe someone else could speak from experience.

Greenville is awesome already. I’d vote for it.

Charlotte seems to have more room in front of it. Great airport, financial hub and pulls lots of highly educated people in from Research Triangle area.
From what I’ve been told, Greenville feels like a very nice Charlotte suburb that is growing fast.
Jacksonville has the water and tax climate and what appears to be competent government.
Would be hard to bet against any of these

I think people are just picking the best all around in their mind and ignoring the question.
For example, Huntsville is a good town to raise a family because there are few downsides, not because of high upside.
I would think the big cities would win this category, as they have the most features/upside elements if you have the money and live in the right spots. Savannah or Charleston are decent choices here honestly, because they have some great things in the pro column but are held back by the pretty big issues in the con column.

Huntsville, AL
Throw Madison in since Huntsville/Madison is just one sprawling city now.

Savannah is beautiful. I tad bit on the lib' side, but it hasn't become a cess pool of human filth. It's what New Orleans could be if the city's politics weren't so corrupt.
Athens, GA is a very nice town along with the surrounding communities. Lots to do, good economy, close enough to make a run for the Smoky Mountains, the north Georgia mountains, or head to the coast.
Charleston, SC is pretty nice as well. Lots of history, good food, good people.
Chattanooga is rather scenic as well. Traffic on I-75 and I-24 can suck, but you're right at the edge of the mountains of east Tennessee.
I would also recommend Lexington, KY. The Bluegrass Region of Kentucky is beautiful and you get the full range of seasons. (except, of course, for the fact that it always seems to be basketball season in that part of the country.)
