Southdowns related: two story homes replacing the original homes

A house on Orchid and Edinburgh is being built that is a massive two story house that looks terrible in between the other houses. They overbuilt the house on this small lot which sits on top of all surrounding houses\properties.
There have been several new houses that have been built that dont look bad and were designed well. They dont sit on top of the neighbors like this one being built. Its literally a recipe from Rouzan. All house on the entire lot that is extremely tall.
After seeing this house currently being built, I would think there would have to be some restrictions because its just not right for the neighbors in my opinion.

Houses that are ugly are one thing, but as a city grows, popular neighborhoods will start to see larger houses in smaller lots.

A lot of houses in Southdowns were built after WW2 for returning GIs. Many of the houses were actually built using lumber from dismantled army bases and were not of the best quality (my aunt's house on Hood Avenue was a testament to this).
My grandfather bought a house and three acres on Hyacinth Avenue (near what is now Glasgow Avenue) shortly after the war because it was in the country, and used to hunt quail in what is now Meadow Lea and Pollard Estates.

im all for it. Actually almost every house I have seen built is not on top of the neighbors.
This house though is a big screw you neighbors. First time I have thought some restrictions should be in place.

I doubt southdowns has any restrictions of substance beyond the city zoning requirements. The lot owner could probabl build a huge orange sphere and no one could tell them shite about it if it meets building code and the city zoning reqs.

That's been going on in Metairie for the past 30 years...
A small house sitting on two lots across from my parent's house was replaced with 2 huge arse houses about 15 years ago...
The 900 square ft house that was next to them, one of the first houses on the street, was just replaced with a 3k sq ft house....

At least they're just building one house. They demo one and build two or more in many cities.

In my neighborhood the 1950s houses are starting to be the weird looking ones.

The older neighborhoods definitely have some newer construction there, but they're much bigger houses and lots so there's no reason to demo and rebuild. The ones people rebuild here are the 2-3 bed, 1-2 bath, 1200 sq ft houses on smaller lots. They'll build 2-3 times bigger than the original and sacrifice lot space for sq footage.

Have you checked out the zoning ordinances, search for the Unified Development Code online? Unless there's some sort of more restrictive HOA that's about all the governance you'll find.

Sadly that is the M.O. in Dallas. University park and surrounding neighborhoods that had single story ranches and charm are now being replaced with zero lot line McMansions. They are horrible.

Yep, they lose back yard access, and build these tiny arse garages you can barely get a small sedan in....

Neighbors always complain about two-story homes in older one-story areas. There's nothing you can do but ask them to not place windows looking directly into their backyard. The End.

Maybe the other houses are too small/shitty?
Or you shouldn't be concerned with someone making a substantial investment in your neighborhood.

That has to be the AJ McKernin tract? I own over a half acre of that now. I think I have the largest single piece of it now.
