So my husband is cheating. I have proof. He has no idea. She is our neighbor.

So my husband is cheating. I have actual real proof. He has no idea. She is our neighbor.
I keep pointing out the small things that look suspicious and questionable to give him a chance to confess and he keeps gaslighting me. It is actually interesting to see. Knowing what I now have confirmed with an PI and watching him cover his tracks. Not a plan I expected to take but watching him work so hard to lie has become fascinating. He is working hard to make me feel like it is all in my mind.
How should I tell him?
I am not looking to save our marriage. He is a jackass even on a “good” day.
