I lived there from ‘13 - ‘17 and we loved it. Beautiful area, outstanding mountain biking and hiking, Smith Mountain Lake is awesome. Don’t know what it’s like today but the beauty and ease of life made up for the lack of some amenities.

Pros:
- Lots of outdoor activities around there: hiking, mountainbiking (Carvin's Cove, Douthat, miles and miles), offroad ATV/Jeep (and Hatfield/McCoy trails in WV not far), skiing (Snoeshow and Winterplace are day trips), Beckley WV not far, cycling the Blue Ridge Pkwy, camping, etc.
- Breweries, wineries, distilleries around.
- Claytor Lake nearby for watersports, float fishing on the New, fly fishing.
- Va Tech is nearby for ACC sports, Charlottesville / UVA a little farther
- Mountain fests during the summer/fall (Floydfest, Troutville, Microfestivus, etc.)
- It does snow there. I like snow. And doesn't stay balls hot for months.
- Demographics are pretty good.

Cons:
- Taxes compared to Tenn I suppose.
- Methheads, homeless? I have no idea. Stay away from those areas. And like anywhere, buy a property a little out of town with some space.
- I81 is truckers paradise. Don't get in a hurry.

I don't have a ton to add, other than my buddy and his family just moved from BR to Roanoke and they seem to like it. He's originally from around Boone, NC though, so he likes Appalachian towns.

I love Tennessee but "taxes" are not favorable to retirees. No income tax means it's a great place to work but they make up a lot of that revenue with higher taxes elsewhere (sales, investments, etc.) which hits non-working retirees harder.

And the seasons aren't great either due to natural topography - too hot in the summer, too cold in the winter.

I keep getting downvoted, but how much would it take to retire in Denver metro? Is $3M really not even close?

I find Roanoke a bit depressing. You can see that it used to be something and now it's run down. The surrounding area is beautiful nature-wise.

Maybe he just wants to live somewhere cheaper where his money will go further? Denver is very expensive these days

I grew up in Lynchburg, VA. I wouldn’t recommend Roanoke tbh.

Beautiful part of Virginia. This Borat clip is from Salem which is a few miles down the road from Roanoke.

My BIL & SIL, both New Orleans born & raised, retired to Abingdon VA, 2 1/2 hr SW of Roanoke, and they love it. My sister’s SIL & BIL, also New Orleans, retired to the Roanoke area and from what I gather enjoy living there.

Seems like all the girls from my high school who went to college in Roanoke turned into carpet munchers.
