I love the mountains, I really do, but Denver wouldn't be high on my list of places to live. I'd take a smaller mountain town in close proximity to a ski resort instead. Denver really isn't close to the things that make Colorado fun, and it's not a well managed city these days.

Roanoke was a great place pre Covid, back in the 1500s, but then the homeless moved in. It’s a typical democrat run city.

That is a bummer. I went to school in Roanoke and we loved it. You could see meth creeping in for sure but the college crowd was kind of away from that when I was there.

My son is a junior at Virginia tech. We fly into and out of Roanoke when we visit. It’s an easy airport to get in and out of. Seems like a decent small town. The winter there is pretty difficult. It’s really cold but yet doesn’t snow that much. It’s sort of situated 3+ hours from everywhere. If you like slightly remote living I think it could be nice. Summers there are great.

All of Virginia is full of history. Not sure where you’re at now but Virginia has an income tax and personal property taxes. Have to pay on your cars, boats, etc. I would also consider Christiansburg/Blacksburg, Lexington, and Harrisonburg on the I-81 corridor. Lynchburg is nice also. All are college towns with stuff going on.

I need to be close to Lynchburg but not too close. Also, have family south of Charlotte. Kids and new grandson.

Denver is completely overrun with lefties that tell you how to live. Wyoming in the picture?

Most of my family lives in VA, but the power of asking for federal money controls the state. Living in the southern part of the state, you don't have influence on squat. It's all coming out of NOVA. Have you thought about WV? VA will screw you until the cows come home, but the change crossing from WV to VA will cost you an hour in drive time to the airport, but scenery and attitude is awesome.

North Georgia is great too, it depends on how often you need to hit the "big city." Chattanooga, when I drove into there, was spectacular. I could drive from a house in Nooga to CHA (Chattanooga airport, not Charlotte) when I lived in ATL to ATL from NW Atlanta on a Monday morning to ATL.

Nooga qualifies, no income tax. I would prioritize. NC, GA, as VA have shown a great propensity to mess with taxes, TN apparently has not. I don't know about WV.

I have a soft spot for almost anything in the Smokies, I remember coming out of the shelter on the AT in the AM, and looking at the sunrise. Sun on the East, fog on the west. Stroke me out if it is to that view on my final day.

Are you taking a few weeks a year to visit Roanoke each year, where you plan to live? Can you rent a house for 90 days in your targeted area, to see what it is actually like? Whether we were in Norfolk or NOVA, the weather always sucked. Beach was always cold, it was always too humid (granted those are essentially coastal.)

What about Greenville, SC, or where Furman is? Income tax, but I loved driving 30m and getting to some hills to hike. Loved the town, not the taxes (birthday tax on license plates.)
