Also, you're ignoring the fact that now your neighbors can do whatever they want with their house, and that's not always a good thing, even with $1m houses. That can go very wrong very quickly.

I only see the stories of people getting letters and emails from their HOA.

Yes, they can put a lien on your home.

Like I said, this is why folks should do their homework. It should be no surprise 1 year after you moved in that you have a shitty HOA. You should know or find these things out before you move into a neighborhood, obviously.

Depends on the house.

A teacher I had in HS used to live in the Garden District in BR. He did something (paint the house?) which wasn’t in line with their rules, so they forced him to stop.

His response was to go through the HOA rules and find the list of approved colors and note that there was no limit on how many of them could be used on the same house. So he painted his house in approved colors to look like an explosion in a Crayola factory and left it like that because there was no rule against it.

I think they just quietly looked the other way on anything he did after that.

Immense amount. They can put liens on your home until foreclosure.

Unless you live in a gated community, I do not see how parking on a street that the HOA does ot control can violate a rule

My old neighborhood was an absolute nightmare about parking in the street. Nothing can be done if the streets are public.

Thankfully my new neighborhood doesn't have many people park in the streets at all.

Basically, you screw up, don't do something and you end up getting fined. Usually the fines result from you being a belligerent a-hole and going out of your way to get the fine.

If you decide not to pay said fine it can eventually rack up and they put a lien on your home for the said amount. Only means thet get paid for the fine when you sell your home.

I got a notice about weeds a couple of days after the yard was completely groomed.

The covenant doesn't define what a 'weed' is. So I guess it could be any plant.

The purchaser wont be able to get a mortgage because the property has a lien against it. If he pays the fine (and presumably any interest and penalties) that satisfies the lien.

I don't get why that's legal

Do they own the land the house is built on? I guess the zoning of an HOA doesn't make sense to me. Why would they have power over your property? They aren't paying the mortgage, utilities, ect...
