You were the one saying he is trying to get your listing by making a fake offer, not me.
You obviously have no idea what you are doing. Verbal offers mean nothing. Your attempt to save some money going at it alone has embarrassing effects and yet you choose to post it publicly. If you can’t handle the questions people are throwing at you, it’s your own lack of knowledge and stupidity that is pissing you off. I hope the kid sues you into oblivion if you report him for an ethics violation when you are clueless on how to make a basic business transaction.

Verbal means nothing. He could have offered you a billion dollars verbally. It’s has no weight whatsoever. His client probably told him to call you to get a number, he got it, and then his client got cold feet. Happens all the time. You are not his client. Realtors have more to do than window shop.

I have a title attorney I use for my property transactions, not some thirsty con artist that wants 6% of a transaction for doing little more than putting a sign in the yard and the home on Zillow, both of which I can do.

They are continuing to look for something they like better. As long as yours doesn't sell they know what you will take. You should have said draw it up and I will consider it once it is on paper. Then when you sign you have a binding contract. But fsbo does not need a realtor.

Yeah. Most people use a title attorney for real estate transactions. That isn't a very good brag. You can use a notary but that isn't very smart.
