What most of you don’t know is there is a thing called transaction brokerage which is what is common with FSBO sales. You pay half the commission you normally would by listing.

You don’t want to list it, fine you can sell it for less and I mean less after my commission.

Right now about 40% of homes going under contract we’re listed 10 days or less in my market. Yes we have a lot of people with a realtor’s license who don’t have a clue like your 24 year old kid, there are however a lot of us who do know what we’re doing.

Want a suggestion? Get in touch with a realtor, and go to their office. Ask them to pull up a market report for agent sales and if they aren’t in the top half at least of the agents on the list, get someone else.

Yeah. I think this is more than likely a lazy agent than one trying to connive his way into a listing.

OP. If you’re that suspect of this situation, don’t verbally agree to the price. Have them write up their offer.

This is likely the scenario and more often the case. Kid is probably stupid and takes a week for him to draft a simple purchase agreement.

Verbal agreements aren't binding in LA. So if that is the "offer" being discussed then it isn't a real offer. The realtor's people backed out or found a house they liked better than this one.

I know. What I’m saying is the OP thinks the agent got them to agree to price to determine their willingness to sell and try and get the listing.

What I’m saying is if this was any concern to him, he shouldn’t have agreed to a price verbally. His response to the verbal offer from the agent should have been “draw up the docs, send them over, and we’ll go from there”.

Yeah, I think this was the case rather than a fake offer. Someone backed out before submitting a real offer. Probably found something they liked better. Nothing illegal about that. Verbal offers means nothing.

Nothing signed no harm done, ie, no breach of contract. Realtor won’t be in any trouble.

If he wanted the listing he would have either outright asked, or actually responded within 24 hours with the counter...or an update that the buyers moved on.

Why on earth would OP go with this kid if he’s not responsive? That’s why I’m sticking with my theory of lazy agent.

I listed a 2nd home for sale last year. The realtor I chose, drew up our contract and he pointed out that if he sold it, the commission would only be 3%. He is the owner of the realty firm.

Weeks later, he contacts me and says one of HIS agents is showing the property. The people like it, and want to buy it. I get purchase contract and the commission is 6%. When I questioned him, he said the 3% stipulation was only if HE sells it personally. So, he ends up with 3% for being the listing agent, 1.5% for owning the firm, and his agent gets 1.5%. May be legal, but that is shady as shite!

That’s your fault for not negotiating properly and/or reading your listing contract thoroughly, IMO.
