Recently sold FSBO. Its a pain in the arse but will save you a bunch in a good market.

You just have to know the tricks the realtors will pull. On our listing we had "will pay finders fee to any agent who privides a buyer".

You'll get calls like "i will bring a buyer to the table for X% and you tell them to take the 2% or leave it. Someone will.

We sifted through 5 or 6 buyers til one came without a realtor and closed in about 21 days. We even knocked off 1.5% of the price so they wouldn't bring a realtor to the table.

Remember, a good title company will walk you through the process in order to get your business..

That you will work with them as a transaction broker. As was said in a later post, you can negotiate that.

I generally charge 3% unless it’s land. Land will be more

My wife and her sisters have a good bit of farmland. Currently they rent it out to pay the taxes and in a good year, the farmer (cousin) will throw in a bit extra. The same size plot (another cousin) sold his acreage for 500k.

She frequently gets purchase agreements. I never open her mail, but she is taking care of her sister (cancer) out of state. 44k a couple of hundred and 81 CENTS. I see some negotiation room.

Meth is not a problem in their family.

Well, did the realtor get his comeuppance after you spoke with his supervisor? More importantly, were you able to sell your house?

Could be trying to find a buyer at a higher price and make the 3% plus the difference.

Want a suggestion? Get in touch with a realtor, and go to their office. Ask them to pull up a market report for agent sales and if they aren’t in the top half at least of the agents on the list, get someone else.
bookmarked, thanks

No I let him show it to his "clients" he called and made an offer I said good draw it up, then nothing

So, what you're telling us is that he never made an offer and you're mad about it.

Methinks he was dealing with house flipping intermediary, and didn't see the spread, so as to consummate.
