How many trailers need to be on a piece of property for the property to labeled a trailer park?

It’s not a trailer park in my opinion unless it offers amenities like a pool.

For example if there is a dead end street with 3 or more trailers on it and the occupants are all related, is that a trailer park?

Does the property have to have a landlord who lives in a nice brick house at the front of the property and he/she manages the entire property, including the above the ground pool with wrap around deck.

I thought about starting a trailer park.
I would buy all the mfg homes and own them.
This way I control the quality of the home on my lot.
I would restrict it to senior citizens.

I would have my office upfront with the laundry Mat. I would also make that a safe haven building during storms with a event room and workout room. Have a dog park and walking trail on the outer edge of my trailer park.

Then I would have it gated with concrete driveways and streets with street lights.
Nice street signs.

I would cut the grass and charge an extra fee for keeping up the grass around the mfg homes.

Have curve side garbage service where I own the cans and twice a week I pick up the cans to dump them.
My commercial cans would be stored on a separate entrance to keep heavy garbage trucks off my community roads.

Depends on the parish. Mine is more than one on a parcel if not family. New parks are mostly not monetarily feasible because of the infrastructure requirements.

My friend owns 12 parks in Florida.
He pretty strict and he is extremely strict on only elderly people living onsite.
No other adult members unless the elderly resident needs 24 hour care.

He has longtime tenants quality tenants he does work with when they have financial issues.
Works with family members giving them 30 days to get a loved ones personal items out if they pass away.

He did mention the elderly people love pineapples. A lot of people have them in their windows. They must like pineapples in Florida.

Financially, he is making good money and a lot less issue with dealing with lower end tenants. He did buy some that were open to anyone and those were a money pit plus huge headaches.

The more trailers a park has, the bigger magnetic pull it has to attract tornadoes.

I saw a trailer park located on a nice lake that rented to older people who liked lake living.

Most of the trailers had covered sheds for people’s boats.

They had 3 activities a week and it looked like a fun place to retire.

I'd call mine a trailer court. I'd have my teenage son be the maintenance man and save on labor. Open a little grocery and arcade up at the front. My teenager would probably waste all his time playing that stupid space game though. But it's his quarters in my pocket so that's his loss. Just another revenue stream.
