Question - selling house, contacts and closing dates

Me and my sis are the sellers, the buyer is J. We accepted J offer to buy the house back in June and we accepted an offer that was 20% less than the appraisal value just to get this done asap.
3 weeks ago the buyer asked for an extension for the 4th time to get 21 more days, stating that the closing date will be on or before today's date.
Today's date has come and gone. However they say the act of closing should be on Friday.
I have verbally agreed to try to be there on Fri but have NOT been sent or signed a paper stating that I absolutely agreeing to the new extension.
Now the question : Seeing as they do not have me signing and legally agreeing to this new date (this friday), do I have he right to refuse to sell if they do one more thing that pisses me off.

If the timeframe in the contract has lapsed, you can walk.
Unless you've signed an extension.
I've had this happen alot. You don't want to have to put your house back on the market, go through another inspection, appraisal, etc.
Just play nice and get it done however possible.
If you feel funny about them delaying you then walking, ask them to put down a larger deposit to extend the contract.

If the deadline in the contract has passed and you havent signed an extension, you're free to walk away at any time and tell the buyer GFH

Not usually.But based upon that in the past year I dealt with the sudden deaths og my lil sister, my mom, amd my bil plus other very stressful events (all that I had no hand in causing).
My question was pretty straightforward one and I only added the details to show the background and why I will not sign another extension.

sorry that you have had to deal with all of this shite, kittie...sounds like you are having a really crappy stretch.
It sounds to me like your best bet is to suck it up and try to make this happen. your other option is to put the house back on the market and if someone else is able to purchase before these asshatts, too bad.
honestly, this kind of thing is exactly why you ask for prequalified buyers and earnest money when selling a house.

You've waiting 3 months to close... more than most would.
Curious why now you are thinking about walking away just 2 days away from possibly selling?
FWIW, if it doesn't close Friday, the property would be going back on the market no questions asked and keep their deposit. Good luck.

1 The extension contract was act of closing was on or by Sept 20th(today). So i am ready to walk. We can relist and sell for more money since the original buyer was getting it for 20% below appraisal rice. It was probably the 4th extension that had gotten. i haven't even been sent a paper to sign about the extension
2. They havent even bother send me an extension or any paperwork about the closing. They claim we are going to act of closing on Friday. I am out of town so I will have to have to contracts emailed to me, printed out, notarized and shipped overnight all at my expense) problem is, if I dont have these papers by early morning tomorrow then there is no way i can possibly overnight them.
3 i agree that i dont want to go thru this again. that is why we accepted the first offer at 20% off.
4and 5. I swear i have been nice. they got a huge discount on a perfect house, I have been patient and accepting with the many extensions, This has been going on for 3 months and i cant even count how many extensions.

just thinking about walking away because this is the final straw. They have pulled a million stunts with extension, failing to submit info in a timely fashion, demanding we pay their closing costs (hell no), provide them with a Spanish interpreter at our cost, etc.
We have gone above and beyond with these assholes and i just really no longer believe that they are deserve the house after us giving them a great discount and them giving us 3 months of BS
I am also pissed because i lost out on buying an chance-of-a-lifetime dream home the river due to these assholes and meanwhile they get the deal of a lifetime

lol, I would LOVE to sell my house to him. Johnny and June Cash were truly living legends and their love for each other was so heartwarming to see.

You've done your part. More than anyone I know would have. If I were in your shoes, I would hold out until Friday. If it doesn't close, cut your losses and move on. Hopefully you can get a better offer elsewhere.

I am trying to be patient but there have been so many delays (some just minor issues that they wanted MORE off of the selling price Then they would take a month to resolve that They just take forever doing the smallest thing that should only take a day or two, like sending papers that are completed)
They were pre-approved but it is other BS that they keep using to hold everything up on.
YOu are completely right in that we should have gotten earnest or a non refundable deposit money that would be unrefundable.

How long was it on the market.? If you're in a good area I'd put it out there again. But since you dropped 20% you must not be.
I'd move on after the two days is up and not extend again. Get a realtor and you will get back most of the 20% you gave to this buyer. I wouldn't have dropped that much. Even with the bad things that have happened to you.

This is indeed a huge clusterfack. The closing is set tomorrow but i have yet to sign any extension to allow the closing to be on the tomorrow.
My sis who must receive by emails and overnight her notarized paperwork has not gotten her pack as of today.
Pretty sure she has to mail it by about 2pm today to get it there for tomorrow so they are really being completely incompetent by waiting till the last minute to get this shite done.
if they f@ck this up and closing isn't tomorrow, i will refuse to go thru with it at all

is the buyer financing the purchase?
if yes, that means the bank will require him/her to cover the difference of the contract price vs the appraisal. they are probably dragging it out because they don't have the money.
your real estate agent should have told you to let this deal pass a long time ago. and their agent should be kicked for not pre-qualifying their buyers if all of the above is true.

Sounds like you definitely need a realtor. Because basically you're screwing yourself twice over. You say you accepted a low offer to get it done, but now you're 3 months out. So you both lose money and don't sell quickly.
You should have been lining up second offers after the first contract date came and went.

It boils down to whether or not you want to close. Sounds like if it doesn't close by today, you can pull the plug.
I hate selling houses.
Pictures, showings, negotiating, appraisal, inspection, arguing about inspection repair list, keeping fingers crossed closing happens. It's never on time.
Buyers can also pretty much walk whenever they want without penalty.
Food for thought if you pull the plug on this one...
