But at the same time he's likely to have a better upside too. Taking a 20% hit to close early and then not closing quickly is a bunch of bullshite. I'd have dumped that buyer after the first contract lapsed and kept their earnest money.

What you have is an expired contract and an unserious buyer that's wasting your time because they can't get financed. That's what you have.

we hired a realtor so all of this was done with a realtor.
