Just because it has been filed doesn't make it valid. People get in trouble for filing false document intentionally all the time. Like wise, clouded title and survey are often corrected upon discovery of unintentional mistakes. Even then, the incorrect title/surveys stay on the books to keep a clear chain of title.

It's not that it's "not valid." It's that the law is structured in such a way that people's behavior and actions with land can change the ownership rights thereto. The courts do not want the public record to be the sole source of evidence of ownership. It would be an even bigger cluster than it already is.
