Lafayette city or parish do not contract theirs out to the company I am using. The surrounding areas do though and even if you try to do the math to make it relative based on population sizes none of them come close to the Shreveport area.

Shreveport is also going to be the largest and perhaps only metro in LA to lose people when the 2020 census comes out.

I took it he meant after he owned the property

It comes with a clean title much like a repo auction, title opinion, and title insurance.

That is only on the adjudicated sales.

Everything you said would be true for the 3-year tax investment strategy which is the biggest reason I am not a fan of it.

So not only do Bossier Parish residents refuse to increase their property taxes, many don’t even pay them?

Not sure anyone would want to buy a property in any of those triple digit blue dots in Shreveport.

Unless you want to wear a bulletproof vest 24x7.

any suggestions for the title insurance issues -my lawyer says ill likely need to wait for 10 year acquisitive prescription to acquire a completely clean title

Your attorney would know best obviously but could you technically foreclose on it and send it through sheriff sale to obtain a clean title?

You can't do some research on the previous owner and get some AOH's filed to satisfy the title insurance company? Indemnifications? (This assumes the hold up from your title insurance is heirs to former owners coming back and staking claim)

yeah, weve ran a title report etc and found one heir with a potential issue to stake a claim.

and even though he signed a "green card" through certified mail indicating he was aware of the tax sale, its not enough. idk.

from what ive researched only one company (us national) will even consider providing title insurance on these properties, so my options are limited

Went to high school with a guy that has bought these type homes for a decade now.

He has quite a few houses now that are rent houses.

He lives a pretty chill and easy life style for a guy in his late 30s

yea, thats kinda the plan right now, just unsure how how measly we are talking in that potential discussion. maybe it isnt an issue, but he is also elderly so im not sure where his mind will be.

im already over $30k deep into this thing after lawyers fees etc

Just what the auctions needed, a new swath of bidders who don't understand the difficulty in actually obtaining one of these properties, or the amount of cash needed.
