No doubt.
It’s got the good, the bad, the ugly, and the trashy from every neighboring parish, Texas, MS, Florida, bama, and Mexico have to offer.
Still the best place to live in SE LA.

I've broken bread with the gays, the priests and the landscape architects pulling the wool all in the same parish and let me tell you the song the remains the same in Saint tammany.

Fun fact:
When Led Zeppelin needed a place to unwind back in the 70’s, they had a camp in Gus Island. These lyrics were written about their times here on the northshore back then, when you could leave your wallet in your car at night, unlocked.

I had a dream Oh, yeah Crazy dream, uh-huh Anything I wanted to know Any place I needed to go Hear my song Yeah, people don't you listen now? Sing along Oh You don't know what you're missing, now Any little song that you know Everything that's small has to grow And it's gonna grow, push push, yeah

I figured as much, for the album your talking about, they were holed up in a shack in the French alps, white flight doesn’t exist there

I moved to Gentilly in the late 90's and it was safe AF. I was the speck of salt in the sea of pepper. As far as the Northshore the crime there is the white trash and the little rich white trash..I knew some of them..On the Northshore about six years ago there was a guy that got busted for stealing packages off peoples door steps..I knew him..He grew up there..Shithead always stole..He is in his late 50's no drugs just steals.

This thread is like watching a panel debate between Alex Jones, Lena Dunham, and Kanye West. A lot of ignorance, bizarre stunted emotions, complete lack of self-awareness coupled with righteousness... and no one to identify with.

Do you mean Guste Island?

Sounds like the area needs some hipsters. I see this happening in NOLA someday. Real
Estate in certain areas gets so cheap, hipsters will come in and buy it up, get some coffee shops going.
I’m halfway joking. It’s a cycle though. Many downtowns across the country are seeing an influx of business and high end living. Houston, east of 59, has some nice stuff. It seemed to coincide with the soccer stadium.
I’ve heard Detroit is rebounding a bit. Pittsburgh has. Seattle’s downtown has cleaned up a bit between my last few visits.
It can happen in NOLA too. It’s a reverse white flight...

White flight is an outdated term. Middle class flight is more accurate these days. Two-parent black families don't want to live next to hood rats either.
This is true right here. Some of the most racist or what is deemed racist things about black people I have ever heard has come out of other black people's mouth. A well educated black family with good jobs in a nice neighborhood can not stand hood rats and black culcha.

Funny the nola transplants are worrying about the Northshore being ruined. The people who were there before it became a white flight destination would say it's already been ruined-by y'all
Amen.

It is already occurring. However, I would call it "flyover flight", not white flight. In short, the long term residents of Covington and Madisonville are moving North and West respectively. They are trying to get away from the suburban sprawl that is hitting the area. If there is a decline in the standard of living, thank Pat Brister. These giant apartment complexes are the death knell for the quality of life we have come to love. The public school system will be the first to fall, then crime will go up rapidly, then "white flight" will occur. It is quite sad really...and quite preventable imho.

Are HOAs still the devil?

It sounds like you live another other than Louisiana, unfortunately races don’t work together here
I’ve laughed at a lot of your posts in this thread but this is wrong. In south LA, races mingle a lot more often than almost anywhere else in the country. Neighbors of equal social status really don’t give a shite as long as you Kee your stuff up

The apartments are definitely a problem. Seem to be popping up everywhere on the northshore
