Paging Katy TX Peeps

Thinking of buying in the area and I keep hearing “stay south of I-10.” But can’t figure out why. All of the schools seem good in KISD regardless. Worse crime? Flood prone? Other?

I remember when Fulshear was all ricefields. Heck, I remember when Katy was mostly ricefields.

I lived in Katy for three years. Definitely stay South of I-10 for various reasons. The area between 99 and Highway 6 and north of I-10 isn't the greatest and is only getting worse. Property values there will continue to fall with only a few good spots here and there. Crime is worse due to the 'select' groups of people that tend to live in the area.

Schools are also worse as well. My mom worked in Katy-ISD for a little while and Morton Ranch and Mayde Creek were known as the 'bad' high schools. They opened another high school recently as well which will go down that path quick (can't think of the name). Katy-ISD is a great district, but Morton, Mayde Creek, and this other one are more Houston-ISD like...Heck Even the roads are not nearly as kept up.

If you want to live in Katy and north of I-10 stay west of 99, most of this is zoned to Katy High which is a better area. All South of I-10 is great, with all very good schools. Lots of rich white / middle class white woman if you get where I am going.

As far as flooding, both areas of Katy have there spots so just do your research from Harvey to get an idea of that.

South of I10 is newer and still being developed. Texas has pockets of every demographic doesnt matter what city you're in. We used greatschools.org to get an idea of the demographics of the schools and neighborhoods in the areas we were considering.

No problem. A guy I work with bought a house in Cane Island and loves it, besides the commute that is. You can't go wrong with Cinco, Firethorne, Grand Lakes area though. Quite frankly everything south of I-10 is great. Plus you have a lot of options price range wise.

I’m in that area and consider it a pretty good area. New houses and development (shops/stores/gas stations/food/etc) is really exploding in this area.

The "gotta stay south of I-10" thing hasn't been updated to reflect the new development west of 99 and in the NW portion of Katy ISD.

As others have said I would avoid anything in KISD that's east of 99 and north of 10. You might be able to find a pocket here or there, the closer you get to 99, but as a blanket statement it's true.

But I know a lot of people who have bought new homes east (oops, meant to say west) of 99 and north of 10 and they seem very happy.

However, south of 10, anywhere in KISD, you can't go wrong.

Know anything about Falcon Point? I drove through there today and liked it. Older homes but aesthetically more appealing as there are some actual mature trees. Plus a nice looking golf course.
