Although north is getting better in some areas with cane island and elyson

Yup...after 7 is just a deal breaker pretty much anywhere in Houston. I plan on being gone by 6 am.

That’s why I like cypress.

Grew up in Nottingham but couldn’t see myself there. Just seems like a nightmare. Even if I venture out there during the weekend it’s bad. Katy just goes so far off the major highways that it really messes with your commute. Especially the newer and more desired communities. My childhood home was just two or three minutes from 10. Right off Fry Rd.

Building and moving into a house in Bridgeland this summer. I assume cypress will get busier and busier as Bridgeland continues to explode and venture into Katy and Waller ISD but I’m just two minutes from 99 across from the schools.

Everything Supa is telling you is legit.

Great info sir...I drove through Avalon at Spring Green today and it was super nice.

You were in my hood.

I will tell you if you are looking for a golf club with a social activities outside of golf, Falcon Point shouldn’t be your first choice.

Many of the homes around the Willow Fork course have been repaired since Harvey. Be very cautious and do your diligence. Some of those repairs weren’t done properly. If you are looking in the area around Kellywood, make sure to get more than one opinion on an inspection and multiple mold tests from different sources.

Phenomenal if you have kids. Especially young ones. Taxes suck but all the amenities can’t be beat. My wife teaches at one of the schools in the neighborhood and the people in the community are really top notch.

We even have (well we will mid summer) a lazy river. It’s small but a lazy river dammit

Yeah I just happened to notice it. I’m more of a poor, non OT baller, public course kind of guy anyway.

Fred is a great resource as well, he has been here a long time and Wilma is a former real estate agent

Bridgeland is a nice option, new houses, high land. Nothing out there though, got a bit of a haul to get to a lot of things. 99 is a game changer for that area

Cinco really blew up when the westpark went in and ironically Target opened on Westheimer Parkway.

One thing I like is in this area we pretty much have everything you need. It is easy to get to the areas for things that you want. On the weekends I can be in midtown, the heights or downtown in 30 mins. Bush is 45 mins, hobby is 30 mins at off hours. 60 mins and 45 mins during rush hours

Don’t hesitate to ask

We’re getting our own La Centera type development.

It’s coming.

As it is now reminds me of Cinco in the late 90s/early 00s when I was in high school. Right around when CRHS opened to relieve Taylor.

Aren’t the official city limits much smaller than KATYISD and what most people consider Katy (including postal addresses with Katy outside city limits) which further runs out into the 3 different counties there?

Don’t know much about except people I know live south of I10, and it seems that north of I10 is Harris county. I was just surprised city limits didn’t go down south of i10 as far as I had thought.

There are reasonable deals on many different golf clubs in the area.

Some can be cheaper in the long run if you golf a lot. Supa can give you my contact info. I can also assist with questions. However, my youngest has been out of school here for a few years.

My wife knows about the market working for the largest agency in West Houston. Her recommendation is to find an agent you trust. Ask questions from your agent and check their facts.

Replying to Tyler as well with this post...what you say above is big for me. I moved to Pearland in 99, when we had one grocery store on the west side and Sonic was fine dining. It has exploded as well but it took a long time. Of course part of the reason is Pearland’s weird liquor laws. For years I had to go into town or out to the Baybrook area for any sort of good food or entertainment.

30 year resident here
That was true due to demographics
But things have changed some

In general a good rule with some exceptions with some new developments north of i 10 in old katy
Also bridge land is the big new master plan
If in your commute zone you should hard at that
I live in fry road area south of I ten for close to 30 years and have watched it go from tree farm to hospitals
If you are going south and by the reservoir watch the elevation
You can get your house if interest elevation from maps etc and get the gate elevation and spill point fir the reservoir
You want your house elevation higher than the emergency gate elevation
I have lots! Friends with house off fry etc that backed to the reservoir and flooded
Just remember like in New Orleans builders built on high land first

There’s still plenty of stores, restaurants, etc in Cypress. Just not as extensive as Katy off 99 and out past 99.

Also plenty of stuff if you go in town a few miles around 1960/hwy 6

There is a massive town center coming the next few years within Bridgeland that will probably compare to la Centera in Katy or market street in the woodlands

Bridgeland is developed by the same company that did the woodlands btw
