That was the max. There were plenty that went contingent after the first open house. Nothing here goes 24 hours because escalation clauses are the norm here.

First house we looked at probably 8-10.. we knew the area we wanted and the price we could afford and used the internet even though it was 2003 internet..

Current house... we weren't looking but the house was one we had always dreamed of owning.. it came up on the market and we went to see it and put in an offer

Just went through this for my first house. I started looking online at the beginning of the year. Probably visited 50+ through April. I did not have any time constraints which made the process a little less stressful. I was working with a realtor but did not sign a buyers contract. Ended up deciding to build after it was all said and done. Should be moving in the week before Thanksgiving.

My wife and the realtor looked at around 40 homes. Narrowed it down to the 3 she liked most then got me involved. We decided on the house we both liked equally.

yes this is my first house

about to get married, so just me and my wife, small house

I did get pre-approved for a 450K house but decided to pay no more than 225K for a starter house. Eventually we will upgrade.

Besides I am only putting down 20% down and building a new house requires more equity i believe

Make sure to visit the houses during the weekend and at night when everyone is home. See what the neighborhood is like when people are actually there.

Everyone of my clients are different. Some I've show 30 homes, some 4-5. I generally recommend choosing up to 6-7 online and then scheduling showings. Once you see more then that, they all start to look the same unless there are alot of feature differences. Be very specific in what you are looking for to your Realtor and that will aide you greatly.

Buying a home is the biggest single investment most people will ever make yet people don’t seem to want to put much time into it. Imagine if you were going to spend a significant portion of your income on a single stock for the next thirty years... I bet you’d do some serious research first. Mike Holmes writes about that in his book - a little time and research now can save big in the future, and a small error now can be catastrophically expensive in the future.

I relayed that to her:

-225K max
-no more than 8 miles form work (biking distance)
- Decent kitchen (future wife wants that)
- nice back yard for Bbq in summer.
-Decent neighborhood

not to be rude but you're going to need to spend close to 300+ to get that in MN close to the TC

My wife (no pics) is a realtor. Just a heads up, no agent should ever give you shite for looking at x number of houses if you're serious. Look at as many as it takes to find the right one.

Now if you're not really serious, then looking at one or two is fine here and there. Don't make your agent show you 60 houses if you haven't even put yours for sale yet and you're gonna have a million contingencies. Then you're just kind of an a-hole.

BTW - Some friends of mine are moving and have a big arse swingset they need to take down. Do any of you dudes do that kind of shite on the reg and wanna make some extra cash?
