I have just the opposite situation. My current neighbors don't keep up their house or yard. He got a promotion,and they are moving to Bossier City. I can't wait to get new neighbors. Anyone who buys this house, knows they are going to be putting money into it. My current neighbors didn't show it until they had completely moved out. One of the kids told me they painted the interior and ripped up all of the flooring before they started showing it.

Definitely go with the ghost route. If not you could be like my dad. My neighbor has the ugliest pecan tree that should have been taken down after Katrina but wasn't. Of course the side that grows is over his yard. He just got some guys to clear cut it over his property line, but neither hidden nor there. He has shot countless birds/squirrels and just let them fall in the neighbors yard

You can expect your new neighbors will have about 6 cars parked out front, mostly dark colored large SUV's with large diameter, low profile wheels. There will be low "discussions" late at night. They will have at least 2 pet dogs who will be mainly kept outside in the back yard restrained to their shelter by a short but very stout chain. Weekend days will see a large number of visitors accompanied by "barbuhcuing" all day long. The majority of the waste produced by these "barbuhcues" will be in the form of empty 40 ounce glass bottles.

Congrats! Make sure to welcome them with a plate full of sugar cookies.
