4278.1. Trees, cutting without consent; co-owners and co-heirs; penalty
A.(1) It shall be unlawful for any person to cut, fell, destroy, remove, or to divert for sale or use, any trees, or to authorize or direct his agent or employee to cut, fell, destroy, remove, or to divert for sale or use, any trees, growing or lying on the land of another, without the consent of, or in accordance with the direction of, the owner or legal possessor, or in accordance with specific terms of a legal contract or agreement.
(2) It shall be unlawful for any co-owner or co-heir to cut, fell, destroy, remove, or to divert for sale or use, any trees, or to authorize or direct his agent or employee to cut, fell, destroy, remove, or to divert for sale or use, any trees, growing or lying on co-owned land, without the consent of, or in accordance with the direction of, the other co-owners or co-heirs, or in accordance with specific terms of a legal contract or agreement. The provisions of this Paragraph shall not apply to the sale of an undivided timber interest pursuant to R.S. 3:4278.2.
B. Whoever willfully and intentionally violates the provisions of Subsection A of this Section shall be liable to the owner, co-owner, co-heir, or legal possessor of the trees for civil damages in the amount of three times the fair market value of the trees cut, felled, destroyed, removed, or diverted, plus reasonable attorney fees and costs.
C. Whoever violates the provisions of Subsection A of this Section in good faith shall be liable to the owner, co-owner, co-heir, or legal possessor of the trees for three times the fair market value of the trees cut, felled, destroyed, removed, or diverted, if circumstances prove that the violator should have been aware that his actions were without the consent or direction of the owner, co-owner, co-heir, or legal possessor of the trees.

Get a survey.
If law enforcement comes out they need documentation and to know where the lines are.
If not they will say it is a civil issue.

Consult an attorney who specializes in this especially when they cut some trees down.

I been through this before.
My neighbor tried to take 4ft of my
property, cut my trees, and claimed they took care of the property over x years to try to take it.

Sued tree service as they were licensed, called LA dept of Agriculture as they also fined the licensed arborist, sued the neighbor, filed trespass charges, and put up a fence.

Did not want to go this route.
They were trying to take 4ft of my property.

She may not be that sharp, but the 'community' groups and their fancy lawyers for the 'uderserved' facing 'systemic' such and such are probably a few steps ahead of you...

Improvements on lots and maintenance of your 'derelict' property may give her a legal 'interest' in your property.

Everyone is saying "you should have called the police. Take care of it, blah blah".. Get her over or go talk to her.. whatever. Bring two beers, one for you, one for her and talk it out. Tell her your situation, ask her about hers.

Instead of making assumptions try to see whats going on. That way, in the future yall can approach each other when there is an issue and since she knows you better she is likely to have more respect for you... Don't let your emotions get in the way.. This will be the best way to work it out.

With yours, the old lady's, the mowers, and the lumber people all involved this is a pretty open and shut case. If your lawyer subpoenas the lumber company on who told them to cut what lot it's game over for her and you're getting paid.

Any fark hole that insists lawyers need to be involved is related to, or is, a lawyer. Or they have an inability to read from State AG docs. Unless you're OT rich, that should be outlier stuff.

Read official state policies (I assume LA is trash, because that's on brand) Download the forms you need, don't pay a lawyer $300 an hour to download and have their $12/hr an intern fill out the form you could have filled out on your own.
