Unless you can self perform some of the work, good luck. You’ll either have to raise your budget or drop your square footage. Not many places you can build an actual custom home for that price per sqft anymore unfortunately.

My FIL did the drawings for my addition for me, and the dude in the permit office thought they were Cad drawings. He would not believe they were done by hand.

I fed ChatGPT some basic information for it to generate house plans for me. It wasn't anything complex, but it generated house plans for me. You can add specifics and it would include it.

You will get better results if you have the plus or pro package. If you use the free version it might leave some things out, but the best thing about it is that whether its a door, furniture, new flooring, etc you can feed Chat a current picture and ask it to remove whatever and ask it to apply whatever you want to see how it will look in your house.

I am going to be doing some upgrades soon, replacing old light fixtures with new ones, I have a fan in my breezeway outside that needs replacing and getting new flooring. I put in details of what I will be doing and asked Chat in what order should it all be done im and it generated a schedule for me. It says first thing is to replace light fixtures,, etc.. Do the floors last in case something happens while doing the other work and it will damage the old flooring.

But I am pretty sure once you get it to generate the plans you like, you can ask it to provide you with a step by step instructions on how to build it. You can sub out the plumbing, electrical, mechanical. and do the rest yourself and save money... If its possibe.

Designed everything I ever built, some tips.

Floor out space over the garage for storage, put in an attic lift. Best 3 grand I ever spent.

Whatever the width of the garage is, add 4 feet, you’ll thank me later.

Plugs in the floor of the living room. If you ever get power furniture, or even a convenient place to plug phone chargers without cords everywhere.

Wood look tile floors. Look good, super easy for maintenance.

Good size covered back patio. The size for those on plans is generally under appreciated.

Just got done using him to design a new addition on our house : he's super easy to work with, understood exactly what we wanted, and then made it even better than we thought! Oh and he's cheap too lol

Yeah. We used some Pentecostal lady drafting part time and paid almost 4K close to 10 years ago.

If you are serious about a custom home, I am a licensed Arch in Louisiana and NC. I am based in NC though, but most of my presentations are all done through zoom anyways as I generally am working with clients who are relocating or retiring here. I would say your budget puts you in the contractor home category though.
